Local Resident Tony Elliott makes a suggestion to enable more community space in Broomfield House whilst keeping the same number of living units

The perceived lack of “community space” on the ground floor of the restored Broomfield House seems to arise from two factors:
 
1) The query as to whether a development with only 18 or 19, as opposed to 20, housing units will be financially viable for a Registered Social Landlord (RSL) to take on, even with the benefit of the Mayor’s funding; and

2) The constraints imposed by the need (and of course, desire) to preserve historic structures, forms and rooms.
 
Is there is any possibility of extending the proposed building below in the stables area, in the direction of either or both blue arrows, so as to create two units rather than one?

 

If so, this might reduce the commercial “pressure” for two units on the ground floor of Broomfield House. This may slightly reduce external amenity space for the occupiers of the new units in the stable yard, but presumably it is relevant that the entire fifty-four acre park will in practice be at their disposal.
 
Also, perhaps the architects could revisit the question of whether the ground floor of the House could be reconfigured to allow for one flat, and a more flexible configuration of café and community uses, bearing in mind that the café will presumably function during the day whilst many community uses would require space in the evening.  As a suggestion, the room highlighted in green on the Broomfield House ground floor plan below could surely be available for community use for at least part of the time?
